The NAIOP Developer Mentorship Program
The NAIOP Developer Mentorship Program provides a unique opportunity for minority and women developers to build lasting connections with experienced developers through a six-month intensive mentorship program.
Seasoned developer mentors are selected by NAIOP with input from mission-aligned industry partner organizations, such as PREA, ULI AAREP Philadelphia, or CREW members.
Minority and women developers will be selected by NAIOP from mentee feeder organizations, such as Black Squirrel’s Philly RiSE Program, PHDC’s Minority Developer Program (MDP), and Jumpstart Germantown.
What it means
This initiative serves as a platform for mentor-mentee pairs to engage, learn, and thrive together, enhancing growth, awareness, and exposure in the real estate development industry.
The program reshapes the narrative in real estate development by promoting meaningful connections to accelerate the growth of underrepresented developers.
The program goes beyond traditional mentorship. Mentors will create unique inclusive experiences for mentees which enable them to gain exposure by “shadowing” and other opportunities.
Program Goal
The program’s commitment to diversity and inclusion empowers emerging developers to break barriers, contribute meaningfully to the industry, and grow their firms and capabilities.
The program allows participants to create a future characterized by innovation, varied perspectives, and wealth creation.
How it works
Through regular meetings and networking events mentors offer guidance, share experiences, and provide valuable industry knowledge to meet the mentees where they are on their development journey.
Mentor-mentee pairs meet at least monthly to build relationships, exchange ideas, and forge collaborations, all of which contribute to a more interconnected and diverse real estate development landscape.
Program events include a Kick-Off, program tours, group dinners, and a closing event.

Meet the 2024 Mentees
Xavier Brown
Graduate of Rowan University with a bachelors degree in Economics. Using my experience in construction management, and knowledge gained from several projects totaling over $300 million, I am entering the real estate development industry with a focus on providing a new approach to Affordable Luxury Housing.
Devon Caudle
Devon is a real estate professional with over 9 years of experience. Her knowledge and expertise spans multifamily and commercial leasing and property management, investing, raising private capital, and real estate sales and education.
An HBCU graduate and East Coast native, she couples her diverse background with her love for urban planning, sociology, and Philadelphia to enhance the lives of those she comes in contact with.
Ibraheim Campbell
Ibrahiem Campbell, Principal of Soar City Development, is a Philadelphia native with a passion for Real Estate and business development. As a newcomer to the field of ground-up development, he seeks to leverage the invaluable experiences of mentors and peers alike to collaborate on and complete projects in his backyard that will positively impact the community for generations to come.
Glenn (Ayize) Gray Jr., MRED
Glenn I. Gray Jr. is a licensed broker and Founder/CEO of MOYO IMARA Real Estate Consulting & Development and a Managing Partner of Tree House Equity Management. His former career as a location manager and studio executive in the motion picture industry provide a lens to identify and capitalize on real estate opportunities that serve the ecosystem of the creative and entertainment industries.
He holds a B.S. degree in Mass Media Management, from Clark Atlanta University and a Master of Real Estate Development degree from Auburn University. He has personally developed over $3 million in single family housing properties and recently worked as a Development Associate for affordable housing firm Gardner Capital.
Ayotunde Ogunbiyi
Tunde, a founder of Ally Management Partners, brings over 10 years of leadership experience and a background as a professional soccer player and Division 1 coach. Leveraging his expertise in team dynamics, he excels as a third-party owner’s representative in construction planning and execution.
Alex Sandoval
Alex Sandoval is a Sales Manager for the Greater Philadelphia region at CBRE where he works with local leadership to expand market share of the 120+ brokers, business development, pursuit tracking, forecasting revenue, and developing educational resources for young advisory professionals.
Prior to CBRE, Alex worked in the local government and non-profit consulting space where he refined his interests in data and economic development. He led the initiative of using data to accurately identify vacant housing and analyzing the best use case of each property for the city of Pittsburgh. Alex is an active member of NAIOP’s Philadelphia Chapter, a mentor at Heights Philadelphia, and an Advisory Council member of the Hispanic Scholarship Fund in Philadelphia. Alex enjoys running, cycling, & swimming – having raced multiple marathons across the country and is training for a long-distance triathlon. He is originally from Los Angeles, CA with roots in Guatemala. Alex studied Political Science and Sociology from Bucknell University and received a Master’s in Public Policy with a focus in data analytics & economic development from Carnegie Mellon University.
Britainy Stephens
Britainy Stephens is a social impact developer with over a decade of experience in real estate and social advocacy, known for her innovative approaches to sustainable and equitable community development. Currently, she is the Director of Operations at Benchmark Real Estate Partners, where she enhances operational efficiency and oversees projects from predevelopment to lease-up operations.
Eugene Tull
Eugene started Timber LLC in 2023 to focus on affordable housing development in Philadelphia and its surrounding counties. Prior to starting Timber, he worked in the affordable housing industry since 2018 as a developer and investor, managing projects in Pennsylvania, Delaware, and the DMV markets. In July 2024, Timber’s first project received Low Income Housing Tax Credits (LIHTCs) from the Pennsylvania Housing Finance Agency (PHFA) to build a 36-unit affordable housing community in the Olde Richmond/Fishtown section of Philadelphia.
Joe Val
Joe Val, a founder of Ally Management Partners, has over 20 years of experience managing major construction projects across industries like Pharmaceutical, Technology, and Finance. Known for his leadership on projects like a $15M GMP manufacturing facility and a $40M cell & gene therapy Corp HQ, Joe excels in collaboration and prioritizes safety and client interests.
